The buyers realtor will have an Oklahoma licensed inspector inspect the home for additional repairs. They have an Oklahoma licensed termite inspector check for termites. If there are termites detected we will be responsible for treatment. If there are repairs we will only be responsible for the amount stated in the offer that we accepted. If the repair cap is exceeded the buyers realtor will be able to negate the contract, renegotiate or have them do the repairs themselves.
